Quality of Performance - The Proper Listing Price !

Satisfied customers.  Isn’t that what it is all about ?  For me, that is the only thing that matters.  Satisfied customers.

And it seems to me that satisfied customers aren’t those that got their agent to list their property for what they thought it was worth, or what their home was worth to them.  The satisfied customers are signing closing documents.

History matters.  I wasn’t a history major, but it is important.  The history of SOLD comps for a property is really the only thing that matters.  As a REALTOR when I look at listings or think about taking a listing, I look at the history of comparable properties to the one I am looking at. 

Sometimes the real truth about the past is tough, sometimes it is a nice suprise.

A quick stories:

 - A 4 bedroom 3 bath house in Bryan Texas, close to the University, asking price $136,000.  This house will easily rent for $1450/month, which means that it is a great cash flow positive investment property.  “This one won’t last long”.  I told myself.  Why ?  Because it was priced correctly for the comps in the neighborhood.  4 bedroom houses in that area were selling for ~ $130k 2 and 3 years ago.  How do I know ?  - I am not just a REALTOR, I am an investor as well.  I own property on that street.  Just because 4 bedroom 3 bath houses in another primarily student rental neighborhood are selling for $160k does not mean that every investment property with similar bedrooms/bathrooms is worth that.  What does the history say ?

So weather buying, selling or investing in the Bryan or College Station area, always ask your agent for the comps.  They always tell the real story.
